Who are our property guardians

Property guardians are typically professional individuals who are willing to occupy and care for a property in

exchange for reduced monthly payments without the commitment of a lengthy tenancy.

What will be expected of me

Property guardianship is an arrangement where individuals, known as guardians, live in properties that would otherwise remain vacant or unoccupied. The primary purpose of property guardianship is to provide security, deter vandalism, and minimise the risks associated with leaving a property unattended.

Guardians are required to adhere to certain occupancy guidelines set by the property guardian company.

The role of a property guardian includes:

  1. Occupying the Property: Living in the property as a temporary resident, providing a visible presence and helping to deter trespassers, squatters, and potential criminal activities.

  2. Property Maintenance: Taking care of the property by conducting basic maintenance tasks, such as cleaning, gardening, and reporting any necessary repairs.

  3. Compliance with Guidelines: Following the occupancy guidelines set by the guardian company, which may include restrictions, conducting business activities, or having pets.

  4. Communication and Reporting: Maintaining regular communication with the guardian company, reporting any issues, and providing updates on the property's condition.

  5. Flexibility and Cooperation: Being flexible with the duration of occupancy and cooperating with any necessary access for property inspections, repairs, or potential new tenants.

good order.

Our monthly fees are inclusive of bills and utilities,

providing convenience and peace of mind to our

property guardians by covering expenses  such as

electricity, water, gas, and  other utilities.

Internet

Internet service is not included in the monthly

fees and guardians are responsible for arranging

and covering their own internet access if desired.

To become a property guardian, individuals typically need to go through an application process, which may involve background checks, interviews, and providing references. Once approved, guardians sign an agreement outlining their rights, responsibilities and any associated fees.

WHAT IS EXPECTED OF ME AS A GUARDIAN?

We ask that you live in your room as your main address. Keep the property clean and tidy and always question anyone you don’t recognise in the building. Original guardians will always inform you if any external contractors will be visiting. Report maintenance problems to us and adhere to our guardian rules.

WHAT FACILITIES

ARE PROVIDED?

All our buildings have bathrooms and showers. You will also get a functional kitchen and a laundry room. Guardians will be issued a security key for the front door and the room they wish to occupy. A guardian can request to occupy another part of the building at any time.

ARE THE ROOMS FURNISHED?

Rooms are supplied unfurnished. There may be times when furniture is available, this is dependent on the property.

WHAT DO I DO WHEN THERE IS

A PROBLEM IN THE BUILDING?

If there is a maintenance problem, you can notify us by phone or email and we will arrange for one of our maintenance team to attend. We provide a 24/7 number  for emergencies.

HOW MUCH DOES A

ROOM COST?

Fees start from £150 per week, depending on the location (this rate is an example of our London rates). We determine our rates based on factors such as the type and size of the property, the desired level of security services, the duration of the contract, and any additional customised requirements, ensuring a fair and tailored pricing structure for our clients.

ARE THERE ANY

OTHER CHARGES?

Before moving in, guardians are expected to pay a one month security bond which is refundable on departure and is payable in advance from the date the license agreement commences. Additional charges may apply for parking and extra storage space.

ARE BILLS INCLUDED IN THE MONTHLY PAYMENT?

Our monthly cost includes all bills, ensuring convenience and simplicity for our clients by covering expenses such as utilities, maintenance, and other relevant costs associated with the property.

HOW MUCH NOTICE

DO I NEED TO GIVE?

We kindly request that you provide us with a written notice of at least 28 days in advance for any changes or termination of services, allowing us sufficient time to make necessary arrangements and ensure a smooth transition.

DO YOU EXCEPT PARTNERS AND COUPLES IN A ROOM?

We grant licences on an individual basis.  This doesn’t mean that you can’t live in the same room, each of you will need your own licence. The price of the room is charged at 1.5 the original room price.

CAN I DECORATE

MY ROOM?

This depends on the building, but most rooms can be painted.Written permission is required.

DO YOU ACCEPT PETS

IN THE PROPERTY?

We would like to kindly inform you that we have a 'no pet policy' in our buildings, ensuring a safe environment for all occupants.
